FRESC monitors the build-out and implementation of community benefits at Cherokee-Gates on behalf of the Campaign for Responsible Development.
First Source Local Hiring
FRESC supports the efforts of Denver's Office of Economic Opportunity to develop and implement systems that will connect local residents to jobs at Cherokee-Gates and other tax-increment financing projects. The Denver Urban Renewal Authority (DURA) requires all Denver projects receiving tax-increment financing to seek Denver residents as their "first source" for filling employment openings, prior to advertising or hiring from elsewhere.

Affordable Housing
As of November 2007, Cherokee has notified the CRD that the site will exceed its original commitment to build 200 units of low-income affordable housing, including additional units for those earning less than 40% of Area Median Income. The first units will be built on a parcel owned by Trammel Crow Residential south of Mississippi, and will be financed in part by Low Income Housing Tax Credits.
Environmental Cleanup
The neighborhood resident-led Voluntary Cleanup Advisory Board (VCAB) monitors the environmental cleanup of the site contamination, receives independent scientific advice on contaminants and cleanup, and provides public input to the developer and environmental oversight agencies as needed.
